How much does an ADU cost?

Do you help with plans and permits?
Yes. I coordinate the process and the paperwork needed for permits. Depending on your project, design and engineering may be done by your designer/engineer or by partners we coordinate with.

Yes. If you already have plans, we can review them and talk through scope, budget, and buildability.
How do payments work?
Projects are typically paid in steps tied to clear phases of work. This keeps everything organized and avoids confusion. The exact payment schedule is written down before work starts.
How are changes handled?
Changes are handled with written change orders. We document the change and confirm any cost or schedule impact before moving forward. No verbal changes.
What happens after the project is finished?
We finish with a final walkthrough and punch list, then a clean handover. You receive manuals and manufacturer warranties, plus a clear warranty request process.
Do you offer a warranty?
Yes. Workmanship items are covered for a defined period, and manufacturer warranties are passed through for products and equipment. Warranty requests are handled in writing so nothing gets missed.
Will an ADU increase property taxes or utilities?
It can. Adding living space can affect property value and taxes, and utilities may change depending on usage and how connections are handled. I’ll point out common considerations during feasibility, and you can confirm specifics with the appropriate offices.
